That is just the beginning. It all depends
on your knowledge base. My job is to provide
you with as much information and local knowledge
as possible to make an informed buying decision.
Only the owner of a property can 'sell'
it. I am a facilitator, advisor, consultant
and coordinator.
Loyalty
If you were shopping for a new car, you would go to
each dealer to look at the models and makes that they
sell. If it was a used car, you would go to different
lots to find out what they had in stock. Real estate
is different. All the realtors are working from the
same pool of properties.Shop around for the realtor
you like and then stick with them. Having several realtors
looking for the same thing is of no benefit.
Commissions
The real estate commissions for selling a property are
a separate and private contract between the seller and
the listing agent. Usually the listing agent and the selling
agent split the commission 50/50. The listing agent cannot
cut their commissions for a buyer they are dealing with
to give them a price advantage over a buyer working with
another realtor without disclosing that information. This
means there is no price advantage to dealing with the
listing realtor and in fact there is less protection
for the buyer who is dealing with the listing agent rather
than having a separate realtor working for them.
